@Jay Hinrichs @Will Barnard I mean this in all sincerity as I'm genuinely curious to know what went wrong, but, have either of you documented in detail what happened / went wrong with your dealings with our company previously on this forum?

Inspired by a post I read by Jason the apprentice on TheBuyAndHoldGuys last night, I decided to submit my information on LendingTree in hopes of beginning the pre-approval process.

But now its very exciting and inspiring to.

Definitely should have read the book BEFORE, but action inspires action and I crushed through a bunch of books while waiting to close on the property.When I ran my initial numbers, I figured I'd leave 15k in the property after the refi (thought I'd get an ARV of 170k(119k back)), and that I'd get $725 a side and bring in 5k a year (416/mo) income and put aside 3k a year (250/mo) aside for MX/VAC/CAPEX. ~33% CoC return, I'll take it.Rehab went awesome.

We're genuinely stuck.

I will also add that learning from Todd Toback and Sean Terry was equally as inspiring.

I'm actually looking at Cash on Cash of the rental as my primary driver, the BRRRR part is a secondary concern (although genuine).

Genuinely curious.

There were a few good inspirational speakers, some that were sharing their stories of success and how we in the note space need to change with the times.
