If you need something to be relied upon you better check it yourself.

We had quite a few years where the distribution check was over 50% of our purchase cost.  100% passive but all things get used up and our current checks equal less than 10% for the year of our initial investment.  

Trust me I’m already kicking myself for the generous terms of the lease.

You can check out an App called Shuk Rental Marketplace and get rated by your tenants (and rate them too).

Check agreements in your state for appropriate language that makes clear it's a condition of the lease, and lease can be terminated for non-compliance. 

To me it seems generous.
