Please don't make generic statements.

Our plan, and strategy, is to begin our REI portfolio now (or very soon), so that in 10 years we use REI to supplement my retirement pension and in theory, be financially free.Like I mentioned to @Eric Jones, OOS investing in a more passive manner makes the most sense for us now.

A generic post to help anybody doesn't help anybody because we don't know what you can do and we don't know what you want to do. 

I'm looking to get into real estate part time (lending, flipping) - I have previous experience on the assessment/tax side of the industry and will be getting a real estate license to supplement my education and get MLS access.My current goal is to run through a single flip and break even.

This allowed me to verify that the door being closed in the common area, with the furnace running, would be enough to prevent the pipes from freezing.However, the Tenant has turned the thermostat all the way down, but still on, and I believe is still using the space heaters to supplement. 

Now, I don't necessarily want to just walk away from a great career, instead I want to supplement my normal income with passive income.

Assets include, my digital folder structure and how I maintain files to try to stay organized, documents that I've used that have been made generic and can be modified or used a guides and my projection/actualization sheet that I use to track properties and determine how well I projected and planned versus the final result. 

Goal is buy and hold. something that will supplement me in retirement/keep me busy when I retire at 49.

Theyll rate and term refi up to 70%, so I self-encumbered them and my houses with my own generic sounding s-corp I originally started as my mgt co. 

Have to admit some of the investing terms get overwhelming, but supplementing the reading with youtube videos of "what is ROI?"
