If you end up not liking the landlord game you can always keep the home and live there. 

And they're just trying to play "stump the dummy" with me  Which was also a favorite game of my kids also. 

My family and I will be moving to the Eastern Shore later this year if plans hold.

If you parceled this off, sold the vacant lots, and sold the fully renovated property, what would you walk away with after spending 75/sqft on the rehab + holding costs?

That's just how it works when you can't put skin in the game so to speak.

I’ve faced similar hurdles, being based in San Diego, where the market isn’t ideal for Buy and Hold Deals.

For someone like me who wants to buy and hold long term with an exit strategy of turning properties into pensions some day when I'm old by selling through seller finance when the properties are paid off - $1,000 cash flow per month with low or no down payment and 1% interest is the perfect deal for me. 

I do want build real estate portfolio to buy/hold and rent properties for long term.

@Gilberto Ramirez III- thanks    IF you are looking for a proeprty that will cash flow  with minimal  investment - this likely  wont  happen in the KING County area...if you are  looking to  hold  it for  appreciation to happen - its a decent location to consider .
