Maybe the house will need a little bit of fresh up to get you the best sell price.If you do need the money for down pay, I would either refinance or take a HELOC.

Also I remember one time I saw this old, but nice looking beautiful home on google street view....I'm excited....it was far away, so didn't go check it before the day of sale...but drive by before the sale....no house...fresh dirt...drive around the block...make sure I have street correct, house # correct, drive around again....where is my beautiful house????

But I drive past  “fresh and easy” grocery stores daily that went bankrupt 5 years ago.

I would figure out what the cost is for the highest month and use that number and bake it into your monthly rent.
