I suppose down the line, were you to move out and rent that second space, you might be more inclined to THEN get a property manager and you'd be in this predicament then so maybe that doesn't help in the long run. then.Also, what is your "Misc" category?

Originally, I thought I could use the extra yard space to build a garage/apartment and rent this out but this would cost upwards of $150k and I don't think would be worth losing my good interest rate with a construction loan.

Usual upgrades are LVP flooring in all common areas and bathrooms, neutral tone paint, paint the cabinets, new lighting and fixtures, and stainless steel appliances, which I really believe makes all the difference in the world with C-class apartments.

Another thing I use to do before this book when I was getting started was to walk through Home Depot/Lowes and get familiar with average costs for big repair items like water tanks, HVAC, appliances, kitchen/bathroom cabinets, flooring etc.
