I have a team in place but still a little apprehensive with doing a BRRRR since I can't be there to check on a renovation except maybe one or two flights a year to Indianapolis. 

You need to look into the big ticket items (for every deal of course but even more so for flips because the flipper will attempt to cover up all big issues).

I'm learning more about it and thinking it could be the ticket to expediting the saving process.

or "what if I don't get to see my family members as often as I want to because I can't afford a plane ticket or can't get time off work?".

The ticket is finding a portfolio lender and obviously you’ll need to have equity at purchase.

I put together a fly buy program were I advertised in SF Bay area got 300 people to a big meeting room ( gave away Rolling stones tickets..) and I sold all of those that one weekend.. cost me about 25k. and it was risk money if no one bought I was out.. 

I paid $3,000 dollars plus a $35 dollar monthly fee for unlimited attorney access, free legal contracts/documents, access to a funding community, a bookkeeper for free my first year, oodles of free educational videos and live virtual classes, a dirt-cheap ticket to a live event, oh yes and setting up my business LLC and personal residents trust, as well as my Land trust if we had purchased a condo in FL that fell through.

If it's more than just replacing a furnace, that looks like your biggest-ticket item overall.

Then again, these more unique, generally more expensive, products are still equally susceptible to broader macroeconomic trends that can change the demand for particular high-ticket listings. 

Avoid high tension power lines, main busy streets, flying lead, homeless people, pawn shop neighborhoods, train tracks, garbage dumps, factories, airport flight paths, sink holes, mud slides, beef rendering plants, streets with broken windows and broken street lights, drug dealers and girls that work the streets.Why do you ask?
