Since I’m not exactly ready to jump in yet, I’m wondering if anyone on the forum does fix & flips in the McMinville, TN area and could speak to the area of West Riverside on the south side of town.....just looking for some info since I’m not local.....any insight would be appreciated!!  

They all live 6+ hours away and come to this town to work short term jobs as welders, pipefitters, boilermakers, electricians and such. 

If you work legal notices, tax delinquencies, and out of town owners, you will have more leads than you can handle.

But look around, check rents, and explore.

I found a property in great neighborhood in my town that I am considering.

Its a unique market with lots of the attributes of a large & destination cities with idiosyncrasies of a small town.  

That gets old quick.I would explore TIC with % listed and  a JV agreement that outlines the excellent post of @Jerry W that describes the potential pitfalls of the ship that often won't sail, I mean partnership.

I've been noticing that many out of town investors are drooling to get into the Memphis market due to the extremely low cost of properties and the good rent prices when compared to the cost of the house.
