If the number the tenant comes back with is acceptable to you send them a written notice that you've agreed to their terms as a one time extension.

Hi Angel, It sounds like this property has been your primary residence for the last four (4) years, so you will qualify for the 121 Exclusion (not 121 Exchange). 

You accept the highest offer - she has to meet that offer, or no go. 

Some of them you need to look past the current price and rent to see the potential rent that it could get to easily, others you have to know the situation of the seller to see how much lower than asking they will probably accept.  

Many do not make you sign an exclusive buyers representation contract.
