Like said though if there ever was a state that the locals should stay in and invest in .. in my mind its that one.. no state income tax is a huge driver in my mind.  

Have you ever heard of anyone having to jump through so many hoops for a property? 

Depending on the code in your town, if you ever do any work ( by me at least ) that requires changing floor plants with permits, you need to do sprinklers and so on, so it gets crazy!

This is common practice in any state I have ever done business in

I’m not to the point of quitting my job by any means but I sleep better at night knowing if anything ever happens to my wife’s income or mine that we will be ok and can get another job without stressing.

Since the math always favored the bank big-picture, that was the only reason it was ever used.

Christmas valley is one acre or larger tracts.. also were your seeing the Hawaii eruptions those are all antiquated massive subdivisions built on a grid on the lava flows. those lots have been traded for ever as well although created the late 50s.. 

There is an additional 749.9 acres across the street (same owner, the State of NC) if they ever want to expand.
