I think that size commercial is very tough, you essentially have to self broker because few people can do that job profitably.

Can I pull, say $500 a month (every month), off of my LOC to fully fund a ROTH IRA then immediately pay the LOC off, essentially funding a ROTH IRA tax free? 

That doesn't mean I can't prepare.I can learn about valuing properties, and the paperwork that goes into rental properties through personal research and connections I am gaining through my internship and such.

@Courtney WenzelWell, probably the biggest consideration is whether or not the state's Government considered "real estate" an essential service or not. 

Another piece of information i forgot to mention was that we will not be having a realtor in the transaction, but will have a lawyer to help with the paperwork etc.
