Your portfolio is too spread out to be managed effectively. 

@Jason Lee described my experience pretty well- I didn’t join a brokerage, and honestly, I’m lousy at self-promotion.  

I have heard that exchanging the garage for a bedroom or a separate unit can effect your appreciation though.

There's a lot of factors to consider here that would effect the terms.

Again I would not have had this before investing in real estate.Also, his desire for liquidity may just make you change your strategy to buying single family since there is the largest market of buyers for that type of property, and at least right now in my area everything is so hot if i wanted to sell I doubt it would take more than 30 days to sell a property and liquidate my money.But he may not know these things or see how they will effect y'alls financial situation.

Has anyone tried direct mailing in Anchorage, Alaska and how effective is it?

Essentially they become an investor in a larger property (multi-family, self storage, etc), receiving a preferred return every month with ZERO action required while still staying exposed to the real estate market.

If any 1 of them brings in something illegal it can effect all of those living there .  

At present im self employed in an IT business where I make decent income, but its all dependent on contracts.
