@Andrew J Palmer, If indeed your mom in on title to 1/4th of that property via the inheritance then she has a piece of property that has a basis of $375K and is selling for $900K (her portion). 

OP  had a very long discussion on another thread regarding taxation nuance and this is a made up story that dissects all aspects of aforementioned conversation into separate pieces in an attempt to dial in on some uncertainties.

Tenants tend to take advantage of that relationship with the direct owner and it will work perfect with the LLC in place.You can also be a self manager and outsource certain pieces. 

Then you have the rest of that set to distribute to other units as pieces get destroyed.I try and do the same thing with all the dishes, silverware, sheets, towels, etc.

So there are a few pieces to this puzzle: 1) The net metering agreement which is not complicated because those transfer any time a property with solar is sold, as simple as completing a form, no biggie. 2) The PPA.

I purchased a small piece of property next to my house to be able to access my current property for clean up.

Wait for a deal you can handle, especially your first - too many moving pieces in this one.

Catching a piece of the market at that point could be advantageous.Then there are other situations I find that need more investigation.
