It's a great self-motivator - it's a lot easier to say "right, next property pays the water and electricity bill" than looking up at this mountain of what it takes to become financially independent.One way of approaching reaching your goal while not accumulating too many properties is this:- Figure out your comfortable living expenses, plus some money to continue investing once you're full-time.- Figure out how many properties that would take, if they were paid off.

The numbers are great there, and I believe that the numbers have 'spoiled' many investors looking for those high cap rates which we've seen drop over the last year around the country due to rising property prices.I glad (and proud) to hear that you're considering diversifying into other markets.

Got off the with owner of the property ( which happens to be out of town owner) place is a mess code violations grass pass my waste and roof got holes/ sunk in ( major water damage.I believe this house would have to be tore down.Anyone ever wholesaled property that would need to be tore down....

Then come to find out that one of the brothers-in-law(which title is in his name) has had a child support lean on it(which is now dropped from finding a job) but there is now two credit card leans on it.
