If you end up going over budget on the rehab (VERY common), you will need to fund that out of pocket.The danger of not having enough of your own cash is that you end up with unexpected costs you cannot cover and you lose the deal.

I would say it depends on what your strategy is....speculation right now is dangerous but if you evaluate for cash flow and don't over leverage you should be good.That said, some areas of the country just don't make a lot of sense right now especially for 1-4 family.

It's a $25 detector.But the black gray stripes mean DEATH and open all doors and windows and I MUST BE NOTIFIED IMMEDIATELY anytime of day or night or they are in DANGER of DYING.I must do a REPAIR.They follow that mini-class.

This would be manageable and I could pay it off early after I refinanced the property after repairs for a 30-year term.Then again, long-term financing of a short-term loan sounds dangerous and almost as bad as financing a 'down payment'.Please share any thoughts you might have.
