And my realtor said I was the 1st person to request a showing in months....so point is don’t let anything scare you, you can use this to your advantage, get a home inspection and do your due diligence and find out what it would take to get the issue resolved, I found someone that would do the job for $18k and I rolled that into the mortgage  so I wouldn’t have to come out of pocket for that, as it was a 30 yr fixed rate conventional rehab loan.

I would encourage you to research a self-directed IRA custodian and be sure to do your due diligence before moving forward.By leveraging my funds from a former employer 401k plan, I was able to invest in three different syndicators across multiple markets which gave me the confidence to invest in many more opportunities over the past two years.

It is the responsibility of any business partner in any transaction to do their own due diligence and vet who they work with.

@Ryan Copeland, when someone asks for an offer letter, or letter of intent LOI, I give them a basic one outlining price, downpayment, contingencies, due diligence period etc.  

Understand what goes into a real estate transaction and make sure you are doing your due diligence.

LA has a dry summer and fall.The property I'm in escrow on, and doing my due diligence on is actually 2 adjacent side-by-side lots.
