As I am old enough to be your grandfather, if I had it to do over again and I was as excited about the prospects of a real estate career as you seem to be at such a young age, I would graduate HS, then immediately enroll in an real estate undergrad program. 

It should give you some starting Insurance info to consider:Here are some things to look for from an Insurance prospective:1.Any in-ground tanks (active or inactive)2.Any Knob & Tube or Aluminum Wiring3.If built before 1978, does the building have Lead Safe certifications4.Any wood stoves or secondary heating units.

If it's left in this condition, a prospective tenant surely won't want to move in in my opinion.

After finding an HML that will lend where your prospect house is (most will only lend in major metro areas or have steeper rates if they do lend outside metro areas), I would ask these questions:Are you a direct lender?

I don’t know what this would look like, but I want to separate myself from other prospective buyers, and still not pay more than my original offer.
