Signature loan is a lot of risk to a lender, but then again, if you can get a 20k character loan which is most likely dependent on credit score and/or assets, then it has no collateral.

I would donate 10% to my favorite charity/church.I would pay off any personal debt that I hadI would add to my emergency fund to have a minimum of 8-10 months reserves The remainder would then give me my foundation for determining which direction to invest and I would prepare a shortlist of my Top 3 prospective investments and then research each of them and their attributes and pick the one (s) that meet my defined goals the best.

Developing now then selling does not change the character of the deal, the transaction is still a flip and your profit is still ordinary business income.When you fill out Schedule C (1040) for your flip, the IRS will not let you recognize the flip acquisition until the year of sale.
