Speculating on appreciation seems to be the most common approach in your market provided you have deep enough pockets to support a negative cash flow property.

Get the mortgage in your own name for the better financing, worry about entities later when you are more sophisticated.Above all else, educate yourself - you asked a few questions that indicate that you haven't really dug deep into details (no offense intended, just trying to be honest.)As far as forms, etc. go, my advice would be to find a mentor that can help you with this.

So "early" would require diving as deep as finding little tiny niche micromarkets that many people haven't discovered.

The problem is I'm already balls deep in another deal and stretched end to end financially.

There's currently a small 2ft deep by 6ft wide storage closet in the back of the carport, but we'd like to have much more space for the tenants.
