A co-worker of mine has found that 1 bed and studios work the best.

That way each time there is a turn they bring a fresh set and take the used set with them to wash and use on the next turn.If your housekeepers are taking laundry home, you’re inviting bed bugs. 

This is a 3 bed apartment and now it appears tenant has about 4 relatives living with her.

So we renegotiated and landed on 430k (8k out of pocket).The property has two 3 bed 1 bath units (1200 sq ft), and two 1 bed 1 bath units (600 sq ft).

@Wilson Vanhook I'm in Orlando and can attest that we are not capped out yet, especially if you would consider larger homes 5+ beds.

Normally I explain over the phone and mention the living room and kitchen is shared some don't mind and others do but yes we have gotten people calling thinking it is 1 bed 1 bath not shared.

The complex has 2 and 3 bed unit and we are currently undergoing the value add process.

I think I ended up spending an additional $1k on various maintenance/hardware/bed/misc to finish it out.

2.How do i check what section 8 is paying for in this particular Neighborhood for given bed & bath?

My current 2 bed/2bath condo I renovated ceiling to floor and its appreciated a lot in value.
