Ask a roofing company how much damage first 

A roof wouldn't throw me out of a deal, unless it was leaking and caused additional damage that I was unaware of

The list to look for is extensive: mechanical, electrical, plumbing, structure, layout, terminate damage, mold......Can only be learned over time and after viewing multiple properties with and without issues.  

And my stats show that VRBO guests tend to stay longer, book further in advance, cause less damage, and complain less.

We had a broken sewage pipe that had to be fixed ($2,000) 3 months after we bought the house and we found mold and termite damage on both of those houses while doing other repairs.

In my opinion if I did something that caused legitimate harm to someone else then I would be at the very least morally obligated to make the situation 'right'.
