@Scott Trench I have been an owner who has used a 3rd party PM, and I am currently an owner-operator and a property manager managing other owners' properties. 

Cities will either not be able to comply or select sites that are currently zoned and used for purposes other than housing.This can lead to more complications with lawsuits and other administrative challenges that in addition to absorbing time and money prevent additional housing units from being built.

Currently, W Sac rentals will not cover the mortgage, but it will do better if you Airbnb it.

I made the upstairs unit in a nice Airbnb unit which I'm currently getting around $2400 monthly average.

I finally finished renovating the last unit and am currently at full capacity with all units having been renovated within the last three years.

We currently do not have a contractor or rehab team to work with.  

Have you talked to your current HML about rolling over your current loan into a new loan based on the work/improvement already completed?
