This is a deep subject and doing many of the things suggested in this thread is like sticking a knife through your lover's heart and then twisting it to make sure she feels the pain. 

I love Santa Monica with all my heart and have spent many beautiful days @ the pier but I personally wouldn't want to buy & hold there - between the rent control and the crazy city ordinances.
