For instance in the Tampa area where I live, a city such as Lakeland, situated conveniently between the booming Tampa and Orlando markets may thrive with an influx of commuters from both the east and west.Then again, maybe I'm just out here selling snake oil.

Then there are independently owned agents who are authorized to issue policies for one or more underwriters.Escrow is a separate function that is frequently handled by the same title company, again as a matter of convenience though it can be handled by a separate escrow company.

They leave issues that a bad tenant can lean into at your most vulnerable time. 

They are trying to help guide you into how to get the loan, so lean on whichever lending partner you choose.
