Our company is looking to jump into SFR investments and want to look for properties in the OC area with value-add potential to either rehab or add an ADU/convert a detached structure to an ADU. 

However, on the day the home (4 boxes) were delivered the bank would not wire the money until the boxes were set on the foundation and the prefab company wouldn’t put the boxes on the foundation until the funds were wired.

My company is looking at the acquisition of a pool of first position non performing residential mortgage notes in various states.

My real estate investment company has been growing organically over the last ten years and now I would like to finally be able to put some money to work for friends and family.It starts with making sure the company structure is setup correctly. 

Many of the large companies discourage it, but I'm not sure they disallow it completely.

Besides getting a property management company around the area to manage that piece and your property, what are some of the alternative ways that you've done that have proven to be helpful?
