The reality is that right now its tremendously competitive and unless you create your own marketing or have a system to cold call or door knock that works it is unlikely you will be able to find something with enough meat in the bone.

Or take a semi-retired rental investor that you cold call who express's there just kind burnt out on the biz but not a fan of taking the tax hit.

By no means am I an appraisal expert or anywhere close to one but I’d be hard pressed to see this place get appraised for over 540k if that.
