If we're just preapproving for vanilla commodity Fannie Mae nothing special & no "creative financing" scenario, I'll let my clients look out of state and when/if they actually go under contract, I'll forward their paperwork to the local-to-the-real-estate lender of their choosing as a courtesy. 

Many of my clients and vendors are located here so I need to live in the area until I create an online retail focused business. 

Not all of us are bad but like every profession, there are those who fail due to lack of knowledge, lack of concern for the client, etc. 

They basically want me to find houses that make good investments to they can sell to their investors.I had actually thought about getting my license years ago with the intent to eventually have a property management company; but determined I am not really cut out to have to deal with clients/tenants all day.

I have made and have had clients make tax sale purchases that have worked out tremendously.

But I have learned that when TK companies have long distance clients  - the End Client is left with a very minimal return... dont ask me why - But I have seen it many times.

Get a few loans feel comfortable, then start looking into nonpreforming notes.I have an old client of mine who does the car loan stuff for local used car dealers he gets the tiltles in his name. 

I've seen plenty of financing issues, title issues, or just "does this deal make sense" issues and I try to relay that experience to potential new clients.
