It was my understanding that previously, based on this document (that was superseded in September), net rental income for purpose of the self-sufficiency test was reduced by the greater of the appraiser's estimate for vacancies or the vacancy factor used by the jurisdictional Homeownership Center, which in California is 15% since California is covered by the Santa Ana Homeownership Center.

They have a trunk line made of sheet metal that runs down the center of the home.When we put that brand-new package unit on those metal trunk lines and that ice cold air hit them, condensation formed on the lines like a cold coke on a hot day causing the subfloors to get wet.The AC ran for months before the tenants noticed anything.

In my view I'd be providing both a lower cost housing option, establishing monthly cash flow through the lot rent, and setting the stage for long term cash flow through home ownership for the participants rather than renting.I'd love for any of you to point out blind spots, give me things to think about, etc.I know the owner-carry issue would require careful navigation of the SAFE act stuff, which I know only a little about.

The only time I would say stocks really kick real estate's butt is when you can find a hidden gem in it's initial stages (but the hard part is being able to determine if it's a gem).
