For example, can the LLC put down the down payment, and another party obtain a loan through a private lender to fund the rest.

If you are looking for a better interest rate, then one of the two parties will have that. 

If one party has the knowledge and time, and one party has the money, they both benefit from each other. 

The unfortunate part is that you probably don't know. 

Granted, if you are able to select your own tenants and don't have to work with inherited ones that come with the property, and you can afford to have the property managed by a third party company, things can get a little less stressful.
