Location wise, it’s one block away from the zip code zoned for the good schools, so it’s not in a dangerous and bad area and It’s very close to a popular small strip mall/shopping center and grocery stores, BUT it is zoned for the same terrible schools as the more dangerous parts of town.

I’m just starting off as an investor and the problem I have with analyzing deals is that I find the house and I try pulling the comps but I don’t find anything sold around that house that is within 6 blocks or half a mile from the house I want to invest in!

There are plenty of blocks within walking distance to JHU, Hopkins Hospital, MICA, etc. that I wouldn't touch.

erie is kind of like Pittsburgh.. you can be in a nice middle class block with people who take good care of their homes with green yards and the white picket fence .. and then drive a few blocks away and be in a area that looks like Detroit .

This is nice when the City Inspector is more of a pain than the Housing Authority inspector-The Section 8 office in my market is pretty cool.
