IE tie up HUD homes and really can't close them unless they find a buyer.. can get black balled and precluded from bidding.. some RE agents will file complaints on these folks.. have you heard that ?

My main concern is, I just don't want to run into any trouble from the title company at closing by them saying "this hasn't been signed in blue/black ink, therefore it's not credible".
