I ran some initial numbers and things look amazing.The property is going for 200k but the other houses in the area are about 300-350k, so that's a bit of a red flag.It was bothering me so we did a walk by this evening. 

In Little Rock, the program works beautiful.  

They will say that even though the market has been red hot here in CA so I know that they are not really closing any transactions.

If not, I'd ask...If the current owner doesn't want to cooperate I'd take that as a red flag.  

It's my birthday coming up on Sunday and my beautiful wife got me "ALL" the books, audio books etc. from the BP bookstore!

Will I putting up red flags to the IRS if everyone is a consultant?
