If you have a partner, make sure you are both on the same page as far as how much you'll need from them after closing; 5) When disclosing your purchase price to an underwriter, disclose it as "the lower of p & l" - this way if there's a discrepancy between your appraisal and your P&L statement or tax returns, lenders will prefer your lower number since that's closer to the actual value of the property.

The base lender fees for credit report, tax service, processing and appraisal fee amount to about $1800+/- before paying points to discount the rate OR accepting a higher rate to get a lender rebate to pay some/all or these costs.

We renewed leases with the 6 remaining residents (4 still live in the building today). 6 months later we had turned every apartment, leased them all, and had the building stabilized. 5 years later we had paid down the land contract a lot, got an appraisal for $1,800,000 and did a large cash out refinance allowing us to purchase 4 additional apartment buildings.
