It appears to be a win-win situation for all parties.In hindsight I wish I had tried it, but at the time (for whatever crazy reason) I thought my house was a little to far away from majority of the hospitals (~20 minutes).

The difference in bedrooms didn’t matter because the two properties were so similar in specific ways: layout, appearance, a block apart on the same side of the street. 

If you invest actively you can make what appears to be a higher rate, which will be a lot less impressive when you account for your time.  

Since we are inheriting this, I don't think it's necessarily fair to come in and change things wholesale for the tenants who have been living under management that doesn't, it would appear, hold tight to the lease.

@Rob Pattison a friend recently purchased land, equivalent of 10 acres with a house fully built for him and he paid under 100, near you.

Look to your market equivalent if you haven't already.
