I am writing to seek professional advice and guidance regarding a matter concerning my recent apartment purchase.In August 2023, I completed the purchase of an apartment, which has since become entangled in a series of complex issues.

The property is in the City of Walnut Creek, but our address is technically in unincorporated Contra Costa County, so all of my permitting and inspections are being done through Contra Costa County. 

Your duty to disclose is a local issue.

There are two issues I want to point out at the jump:1) 1031 exchanges are designed for long-term investors.

This makes a lot of sense to me, you wouldn't want them knocking on your door 24/7 for simple issues.

What else would they have issues with if they were moving in.Will they become nightmare demanding tenants?

Do you charge and how much.Acceptable Vacancy Rate - we own a reasonable # of doors in the city of Milwaukee - not great areas but not horrible either.Thanks in advance State laws dictate what you can charge for a late fee (in DE we have a 5-day grace period and the maximum allowable late fee is 5% of the rent amount) so look at your landlord-tenant code for this.As far as pet fees, it is also capped per the landlord-tenant code for our state at one month's rent.Too many variables to address your vacancy rate question.  

The clerks that answer the phones are not privy to Codes and what applies to your problem/issue.

My issue is finding a property that cashflows with both units rented out.
