Worst case scenario, the company that bought at 70% (or whatever percentage purchase price made sense), can back it into a rental.So, if you don't want to acquire yourself directly from the seller, which is going to be one of the best ways to get deals, you are going to have to find and become the good wholesalers best friend.

Thanks.Nanette Miller Hi Nanette,if its showing up on your tax returns as a second home (on Schedule A instead of Schedule E) then there are ways to get equity out of the property above 80%.I have access to a HELOC to 85% up to 350k max loan amount for second home properties.However, if this property pops up on your Schedule E, myself and many other lenders will consider this property a rental property and it will be in unicorn status to find any debt capital above 80% LTV just FYI.Best Regards,

Some will even give you a credit line up to 90%+ of home value.It would allow you to access a lot of that equity to use for down payments or cash buys.The downside is that HELOCs are usually floating rate.That’s probably the easiest way to minimize fees, keep your properties performing, and expand the portfolio.
