Tangential question with regards to capital gains tax - isn't there an exemption such that if you were to sell the property after converting it to a rental, but you had lived there as a primary resident within the former 2 years of ownership, you can shelter up to $250k (single filing) or $500k (married filing jointly) from capital gains?
