If you're going to use a PM for construction management and obtain bids from his/her contractors, I suggest obtaining independent bids from contractors of your choosing to ensure proposals obtained by the PM are aligned with market rates.

I do get appreciate the idea of radical diversification you propose, but I'm thinking of this analogy: if you as a team managers have a pitcher who performs pretty consistently and is in a 5 year contract, it's questionable whether you should try to acquire more than one or maybe two back-up pitchers, due to the challenges and the opportunity costs of spending that kind of time and money.

I’ve reached out to loan officers for more insight but I was hoping to get some feedback on your experiences: Did you work with the loan officer prior to choosing the property (approval for amount first)or did they require you to have a proposal built out for the property first?
