I found a really great local realtor who has been able to visit some areas/properties and do initial research, etc. and then I drive up once we agree to move forward with an offer.

so $600k ARV house at 70%= $420k-$80k for reno= $340k, which is not far off from $350k that you listed, assuming comps are $600kKeep reading everything you can and researching.
