Reprinted with permissionWhen choosing an area where to buy a rental property, there are several things to consider including, distance from your home, supply of potential tenants, average rents you can collect and the ability of tenants in that area to pay you.I would choose property where people want to live, close to shops, parks and decent schools, and in a well-kept neighborhood.

This example should make it clear to you that finding the right financing is the FIRST step and the key ingredient to your real estate investing…….. however, there is a PROBLEM.The problem is that as an investor, you have been trained to shop for properties FIRST, and almost never for financing.

If you plan on doing business in many provinces in Canada I suggest incorporating federally (you can do it online through the corporations Canada website for $220 including your NUANS search) and then registering in each province.

Locate your local assessor's office online (they are organized by county).
