My goal is to get 20 full time agents in order to open a new office, but I need to get a few committed people to switch  before I can really nail down a new location. 

But Nevada for sure will nail you.. they tired to nail me. .and I just talked about doing a loan on BP and got a nasty gram.. either someone on BP turned me in or they are monitoring it.. 

(I know at one time it was 10, then 8, then 7 but I see a lot of investment properties being purchased for under 7)I know these numbers will be different in different markets so I'm trying to nail these down for the Vegas market.

[Edit:  This was nail down bamboo, which I did on the upstairs units.

My one caution would be to nail down your scope of work as soon as possible.

Water saturated ground can compromise the foundation of the building leading to cracks in the foundation footings, the floors, maybe even small amounts of sinking (not to mention the increased possibility of fungus and mold build-up).

Even after I tracked down the agency and agreed to terms for a sale the bank fought us tooth and nail all the way to close.
