Yeah, in my state, I noticed Chesapeake was down a lot (-29%) for 1 and 2 bdms, but Va Beach, immediately adjacent was up (+15%).

I'll note some of the reasons I moved (family friendly culture, less traffic, lots of outdoor activities) are bringing people to the area in droves.As far as STR, I have one STR in Myrtle Beach that's done very well in the past year, and as you note, no "landlord" drama there.
