I personally thing the SFR to start with is probably less complicated and easier to understand as you will be selling to Jim and Jane homeowner and not a savvy investor

@Scott Trench - I see this happening in 1 of 2 ways for a regular job. 1 - If you're on a fixed salary or hourly rate, I'd say go the Jim Rohn route and bring 2-3X the value to the same amount of time.
