I do not see how you will ever get a rent increase pay back in any reasonable amount of time doing any more than that on the outside.

If you start slowly, it gives you time to learn and network, and in the meantime, you increase rents and your mortgage stays the same, which opens that gap in your DTI.

It also looks like there is room to increase the rent because these are two bed, 1 bath units and they are paying less than I was paying for a 1 bed 1 bath a few years ago.

They are predicting a slow down as well but put vacancy rates to be flat and rent increases to go down from 4% from last year to 2% projected for both 2019 and 2020.If you have a deal that should get you to IRR of 15+% I wouldn't hesitate.
