What @Jay Hinrichs is saying is that if you go before a judge, and you show that these leases were signed for significantly under market value and signed just a few days before closing, there is a good chance the judge will side with you because it is an obvious attempt to pay less rent and take advantage of the new owner.I think your next move should be to contact an attorney in your area who specializes in landlord tenant laws in NJ, and see what they recommend.

Normally 3-4 bed units are 1000-1400 square feet on average hence if you find a property where the average square footage per unit is 1300 but its listed as 2 beds each, there is a high liklihood you can find additional bedrooms increasing value with some simple carpentry work.

@Gabriel Miritello for vacancy, it really should be called Vacancy + Tenant Nonperformance.Will depend on the property Class.Class A you can usually get away with 5% vacancy, as nonperformance is basically zero.Class B we recommend using 10%Class C we recommend using 20%Class D we try to stay away from
