I will say that LTV requirements and even strict qualifications for asset type, condition, age, etc. make it super tough unless the property LTV is below 50%. 

I have read the BiggerPockets investing in real estate book and also read Rich Dad Poor Dad numerous times and I am motivated to be financially free and get out of my 9-5 job eventually.

Portfolio loans will use your credit score and no financial information.

You are in the right state for asset protection and liability. 

of course, a thorough analysis must be done to see where financially you end up with this plan vs just hiring a property manager straight and where you end up with a LTR.
