I have used property managers in other areas, but they handled everything as well as their 10% monthly cut.

It is the equivalent of your neighbor paying somebody $40 to mow his lawn vs you cutting the grass yourself and claiming that you made $38 more than your neighbor because it only cost you $2 of gas.

A credibility packet ain't gonna cut it here.

Population has been cut in half since 1950 or so.Found 2 properties next to each other for sale duplex and 4plex with 6 units(potential for 7th) total.

As an investor that gets my hands dirty to learn the basics of rehab $11k (before taxes) doesn't cut it. 

@Joe Homs So basically what you're saying is that I would buy the home from the person who is the "Seller" of the Land Contract and cut out the "Purchaser" of the land contract? 

You have to #riseandgrind, #dreambigworkhard, #writeyourownstory and #findyourtribeYou are clearly cut from different cloth than people here so you are safe to ignore their negativity. 

They sell in 16 foot sections but at the local store when I shop they will cut these as needed since I'm only using a small truck for hauling.Got a Habitat for Humanity store where your reside? 

Don't have the original checks from them because this is a really old lease that has been renewed multiple times and the bank info changed.  1 of them wants to move out now and is saying she put in 1/2th of the security deposit - which makes sense. should we go with what she says, and cut a check for $500 to return her portion of the security deposit and maintain that record?
