Get a title report to make sure no liens prior to bank, if there are tax liens make sure you send the required notice to IRS, and if at all possible get a full release of all claims or defenses by borrower in exchange for agreement not to pursue a deficiency.

Your best defense here would be if you claim the shed was traded for the other shed and that the tenant intended to leave it there.

I am afraid this is a case of living with someone you don't like but this is hardly a violation of a lease and is a pretty easy defense on the tenants part to continue the lease until its conclusion.
