We have perfect year round weather, which opens the door for vacation rentals that can cash flow nicely, high demand, high rents, well educated work force, low unemployment, high quality of life (recreation, amusement, cultural offerings, sports venues, universities, medical care etc.).

like @Bill G. mentioned its 2 years however certain time frames can make this cut as well such as:- actually working for 2 plus years (multiple jobs are okay if in the same industry or job role/etc)- university or college degree time in the same field as the job you are currently working at works to satisfy the 2 year time frame as well- going from 1099 (contractor) status to W2 in the same industry with 2 years of acitivity satisfies- being in sales in one industry and then getting another job in sales in another industry may satisfy because its 'sales," however not all of your income may be used because it doesnt meet "likely to continue and stable," guidelineHope that helps, let me know if you have any questions on lending guidelines or how to structure your file if you find yourself in a "grey area," which usually requires specific advice on how to write your letters of explanation (LOE) since it can easily be declined as it can be accepted in this arena.

Condos scare me. 1. you compete with apartments with big pocket 2. condos are first to loose value and last to gain (university locations may buck this trend) 3 limited buyer pool as opposed to sf because of shared walls, no yard, everything houses have but apartments dont 4 I like to decide when and by whom my maintenance is done (often me).

When I get up in the morning I don't see it as a job or career its simply a lifestyle for me and I'm glad I found what i want to do the rest of my life at just 20.My goals are to save up as much money as I can from all my closed transactions until I have enough to buy2 or 3 four-plexs ranging from 200-250k here in Vegas near the University and get some money coming in each month while building enough equity on them to cash out some years later and start going into some commercial buildings or become a developer.
