Should I steer clear or worth the investment?

My goal is to acquire 2-3 properties over the next year in Fort Worth area for buy and hold. 

I purchased the 3/3 single family property in 2019 for 225K and it's now worth about 350K.

@Paul De Luca had a good idea otherwise maybe it is worth check with a tax attorney to see if they have any good ideas or websites that pull all of that data.  

My math has all been conservative and assuming no appreciation/increase in rent/loan paydown which makes CA rent/own ratio's look bad.

That juice may not be worth the squeeze for most.As a result, the majority of investors are looking at BRRRR's for long term buy and holds in Detroit.Happy to talk through the nuances or send you some Detroit specific resources.

I'm curious if experienced investors have a ballpark percentage they factor that rents will increase, on average, over the long-term (like 30 years)?

Making the move sooner than later allows you to get a jump a head of the property increasing any faster. 

Even if the meetup isn't MTR-specific, any REI meetup is worth your time. 

It’s a bit of a process with several steps, but it's totally doable and well worth it for the added income!
